I worked with Michael last year when I was looking for a 1031 investment property to purchase for the purpose of renting. It is a stressful process due to the time constraints imposed by the IRS. I found Michael to be very knowledgeable about the rental market and was able to identify neighborhoods which are on the upswing. He also helped me look at each property through the eyes of a prospective renter not only with the perspective of a landlord. He showed me many properties and eventually I purchased almost the first one he showed me which really stood out. He was helpful with the negotiation process with the sellers. I purchased a wonderful condo within the time limits

Due to various circumstances, when it came time to rent the condo, it was not at an optimum time of year and I was nervous about finding a tenant in the winter. Michael reassured me that it would rent and sure enough, we found the perfect tenants who moved into the condo in mid-January! I highly recommend Michael for his cheerful, optimistic disposition and his knowledge of the Metro West rental and real estate market.

A Dog, Baby and not so great credit, Boylston St. Watertown

We are pleased to have worked with Mike on acquiring our new home. We moved to Boston a year ago we found the realty market extremely difficult, we have a baby and dog and poor credit-basically three XXX’s. We had to move into a place that was more than we wanted to pay, and without the dog (who stayed with family for a YEAR!) It was  miserable!  We went to see this place listed by Mike and instantly fell in love with it. Mike was personable, friendly and really gave us honest direct information- a refreshing change to what he had experienced! We ended up talking to him for while  and felt like we were a good match for the place.
Mike really went out of his way to get us this place, vouching for us with the owners. He really treated us so much respect and kindness. I knew Mike because he had worked with my family finding tenants for rental property. When I was ready to buy my first home I hired Mike as my buyer’s agent. I wanted a multifamily income property that I could also live in. Mike knows the rental market and guidelines extremely well and not only gave me great advice and insight into finding a home that I would love, but one that would yield great investment potential as a rental. Throughout the search, he was extremely accessible and quickly responded to any questions (which I had a lot of!). He doesn’t rush the process, and is willing to put in the extra time to match a client with a great property. I would highly recommend him.

Mike is the best rental agent I have ever dealt with in Boston, San Francisco, or LA, he is way out of the norm. True integrity, not just lip service. I looked at a lot of apartments in June 2005 before I looked at one with Mike. I was very specific about my “list” and that one didn’t work, but Mike had another one that did. He connected me with the best landlord I have ever had, convinced him to amend a no pet policy for one cat since I was a single tenant and he thought I would take excellent care of the place, and I ended up in a lovely apartment for six years. I would use him again and recommend him in a heartbeat and I am not known as easy to please;-)

After hiring two different agents to market our family’s home in Newton without success, we were referred by a neighbor to Michael Spurr.  After Michael explained the market being down, he encouraged us to rent the property until the market returned.

That made sense to us.  Michael then evaluated the house as a rental, offered suggestions on improvements to attract quality tenants.  He found us quality tenants for the target date and asking rent.  The family we rented the house to were never late with the rent and were lovely tenants.  Because both my sister and myself lived out of state, Michael managed the house for us too.  He was always attentive to the tenants needs, maintenance was done on time and the accounting was clear and transparent.

After two years the market rebounded, we felt confident to offer the house for sale again.  Michael listed the house for sale and within a week we had several offers and the house sold for above the asking price!

At no time were we ever frustrated because we could not contact Michael, he was always easy to reach, honest with expectations and was spot on in the rental, management and sale of our family home.  We would hire him again and encourage other to do so too.

We just rented an apartment with Mike and have been living here for a month now. He is absolutely wonderful. Our initial experience with him was as a realtor, and it was such a relief to deal with someone who was completely honest and warm and not trying to push anything on us. We had been looking at places for a while and he was the first realtor who was not insincere and full of lies to try to pressure us into signing a lease. We also felt that the places that we saw with him in the same area and same price range as with other realtors were significantly nicer. We ended up falling in love with a place and signing the lease. Now we are dealing with Mike as our property manager, which has also been great. The apartment was incredibly clean when we moved in, and he added great touches that weren’t there when we looked at the place and that he hadn’t even mentioned would be done (ie nice new blinds on all of the windows, new toilet brushes in both bathrooms, etc). We’ve needed his help for a couple of things since we moved in and in both cases he was over to fix the problem the same day that we mentioned it. I could not recommend Mike and Newton Centre Associates more highly.

I think that there are few things more stressful than searching for an apartment from out of state and with a pressing deadline. However as my husband and I found knowing the right people makes all the difference. Mike was able to help us immensely to not only find apartments that fit within our price range but where in great locations. But I have to admit the thing that stuck out more than what we were able to find was what we were able to avoid. One of the apartments that we both really liked Mike found out had a reputation for drug traffic and because of that he was not willing to risk it and go through with the rental. I appreciated that he held his standard even if it meant missing the opportunity for himself. All in all we found Mike very helpful which made the process so much easier!
