Today’s buyer is more educated than at any time before and most buyers have hired a Buyer’s Broker to represent their interests. It’s important to know who your target/type of buyers will be for your home. Then price, stage and market the property to them. This goes back to the time preparing the property for sale. Making repairs, the most effective repairs or improvements are very important. Sometimes I see a seller go to extremes, spend too much in the wrong places or the opposite -not fix anything in the home and then the property becomes a “stale” listing. When this happens, buyers ask “why hasn’t this one sold? There must be something wrong with it“.
