Selling Real Estate effectively in today’s market place is not what it used to be. I feel that the more time a seller takes to prepare the home and themselves for the sale, the outcome will be:
- a quick sale, fewer showings & open house tours
- a higher the return/sale price
- fewer issues during the sale process
Today’s buyer is more educated than at any time before and most buyers have hired a Buyer’s Broker to represent their interests. It’s important to know who your target/type of buyers will be for your home. Then price, stage and market the property to them. This goes back to the time preparing the property for sale. Making repairs, the most effective repairs or improvements are very important. Sometimes I see a seller go to extremes, spend too much in the wrong places or the opposite -not fix anything in the home and then the property becomes a “stale” listing. When this happens, buyers ask “why hasn’t this one sold? There must be something wrong with it“.
I have represented many home owners in the sale their property, (condos, single family or multifamily homes) in a timely manner and with strong returns. You will be guided through the entire process: from preparing for the sale, managing the transaction to the closing, not just until we have an accepted offer. Because the average time frame is sixty days, for the sale straight forward transfer, “things” happen! Many little “bumps in the road” can occur over that sixty day period. I am engaged with the sale until it closes, and even after the sale too because of the relationship that is built. I communicate regularly to the sellers so there is not the feeling of abandonment after the listing contract is signed.
You will benefit from over 20 years of experience, networking and wisdom by working with me to market your home. I look forward to the meeting with you soon!
Here are some of the properties where we have represented the sellers:
19 Bowdoin St. Newton Highlands. Single family
This was an estate sale. Single family zoned lot, quiet street. Great location, however the condition of the home was really poor. Multiple offers went above asking.
Listing & Selling Agent,
182 Elliot St. Newton MA 02464
Single family home on large lot, zoned MR1. Because of this zoning the property was very attractive to builder/developers. Sold quickly above asking price. I managed this property for out of state clients for over 2 years. In that time we were able to make repairs/improvements & prepare the home for quick sale.
156 Country Club Rd. Newton MA 02459
Single Family home
Estate sale, Single family home, in upscale neighborhood, large lot, however the home was in poor condition. Because of the size of the lot & rare availability in this area it sold quickly above asking price to a builder/developer.
97 Lowell Ave. Newton MA 02460
Home very well maintained, one unit vacant for showings, painted & new floors, new kitchen and other updates. large lot, convenient location, semi-busy street but nice “curb appeal”, 3-4 parking spaces
1784 Washington Street, Newton MA 02466
I managed this property for several years. Great potential, but complex because the property is zoned SR1 (single family). Had the possibility to be developed, after getting thru red tape…2 car garage, one unit deleaded, close to T & highways.
676-678 Centre st. Newton MA 02458
Classic Philly Style 2 family house, huge units, only 4 parking spaces, lots of detail but needed complete rehab. Sold to builder/developer who flipped as condos. Sold in 4 days.
83 Adams Ave. Newton MA 02465
I managed this property for several years for an out of state client. Mom needed to move to a care facility, MassHealth got involved. The experience was good for me because I learned a lot about (and how to deal with) MassHealth. I believe renting (not selling) is a great option for families that have to care for parents later in life. By renting they were able to pay most of the bills for the care of the family member. On top of this the house was maintained and the family benefitted from the continued appreciation (5 years) of the property. It was a nice bungalow on large lot. Some updates, new boiler and central AC, solid home.
38 Mechanic Street Newton MA 02464
3 Family home,
This sale was a little complex because it had not been transferred for over 70 years. The city of Newton grandfathered it under city zoning rules, small lot, one large apartment, 2 small units, limited parking and very dated units.
