One of my agents referred this owner to me years ago. His intentions were to live in the 2nd and 3rd floors and rent out the 1st floor. He explained to me that he would move the kitchen in order to create a two bedroom apartment. If he had done so, it would have been a terrible and costly decision. This would have ruined the floor plan and made it less desirable, not to mention have to compete with much nicer two bedroom apartments for the same price. I explained that what he had was very much in demand and with a few improvements, he would have an apartment that would never go vacant! He listened, added stack-able laundry in the unit in one of the closets by the kitchen, we added closets in the foyer, and over the tiny, existing closet in the bedroom. He always got good money and it never hard to find a quality tenant.
Because of a move to the west coast and development in the area, I represented him in the sale of the property. He did very well. The sale price was $1,420,000.
