NCA's basic idea on property management is based on a three-part system; Relationship, Reliability and Records.
First, the relationship is the foundation where everything starts. When a tenant rents their apartment through us, all the facts are up front and fair. This way the deal goes smoothly, without any problems upon moving into the new place. If there is a problem, we resolve it promptly. This helps to ensure a smooth departure when the tenant leaves the apartment.
Second, we are reliable. When repairs need to be made in the apartment or there is an emergency, we respond. If a tenant has a problem, we can be reached at any time. The tenant is notified before we or service men enter their apartment. Steps are always taken to avoid disrupting the tenants’ daily life.
Third, good record keeping is a must in this business. The best way to avoid problems is by maintaining accurate and up to date records. Any tenant dispute is recorded for the owner. Email is used whenever possible to provide a record of the issue, this way there is no “he said, she said”. If email is not available and the situation calls for it, a certified letter will be sent.
All tenants have a written agreement, even those on a Tenancy at Will. A verbal agreement is worth the paper it is written on!
In the end, it’s all about fairness. If we gouge a tenant, they resent us. If we give the apartment away, they do not respect us. By simply offering a fair market rent, we develop a working relationship that costs less in the long run. Therefore the return is maximized for the property owner.
A property manager is paid for their experience, knowledge, network and to be available, whether there are problems or not. In addition to handling emergencies, repairs, vacancies, lease renewal, and any disputes that may arise between tenants.
